The Valliappa Group had earlier (in the late 1980s) developed Sona Towers a premier, state-of-the-art technology sector destination on Millers Road, Bangalore. Sona Towers has tenants with the likes of CISCO, ORACLE, Torry Harris, VSNL, and ABB (previous tenants Texas Instruments, Verifone and Aspect).

Sona Towers



Project Concept

The Valliappa Group is proposing to develop a state-of-the-art Technology Park in their property on Mysore Road, in the outskirts of Bangalore. The Park proposes to provide world class infrastructure in a high quality environment with adequate lung spaces.

The Technology Park is conceived as an integrated campus style development with adequate support facilities like a business centre, restaurants, food court, crèche, convenience retail, health club, etc. The proposed infrastructure besides high quality space would include power from the state grid (with 100% on-site power back-up) and state-of-the-art telecommunication facilities. The project is envisaging to offer both multi-user ready built options and independent built-to-suit space options.

This Technology Park will target the IT sector and cater to the mid to lower end value added services like medical transcription, call centres, back office operations, financial processes, digitization, data entry, etc.

The Group is also envisaging an Incubator Venture in the Park. Incubator Venture would offer space in lieu of equity position in the start-up venture on a case to case basis. The Valliappa Group is exploring the possibility of involving the proposed ICICI Venture Capital Fund and other Indian and overseas venture capital groups for this component.



Project Location

The project site located on Mysore Road to the South-west of Bangalore enjoys numerous locational advantages including proximity to key residential areas like, Vijayanagar, Basavangudi, Basweswaranagar, Banasankari and Jayanagar. Besides, a number of high quality complementary developments like the Eagleton Golf Village, The Club, RV College of Engineering, Bangalore University etc. are located in the vicinity.

The project is located at a distance of 25 kms (About 40 minutes drive) from the CBD (MG Road), before the KIADB developed Toyota Kirloskar Industrial Park in Bidadi. Other major infrastructure developments in the area include:
  • The proposed Bidadi Power Project is in close proximity and will add substantial capacity to the grid.
  • In close proximity to the proposed super highway and the soft city of 3000 acres which will come up soon.
  • The Outer ring road work has already connected Banasankari to Mysore Road.
  • The fly-over being constructed by L&T between Sirsi Circle and Hudson Circle is scheduled to be completed in the immediate future.
  • The alignment of the proposed Outer Peripheral Road (to be developed by NICE Limited) is in close proximity to the subject property.


The macro infrastructure improvements and locational advantages outlined above make the Project Site an enviable location.

Project Status

The group has possession of 17 acres of land with the required approvals for land use conversion. The group also owns and has options on additional land around the subject property. The property has currently over 1,00,000 sqft. of built-up space (RCC structure) ready for fit-out with adequate power (1500 KVA) from the state grid, Power Back-up (1,240 KVA) and adequate water.

The Valliappa Group has engaged Cushman & Wakefield India (CWI) to undertake a Detailed Feasibility Report for the above project concept.
